Description

Description
Application for minor subdivision approval and variances pursuant to N.J.S.A. 40:55D-70(c), to permit the creation of two single-family dwelling lots from one tax lot at property located at 10 Fourth Avenue in the Borough of Roseland, and designated as Block 6, Lot 6 on the Roseland Tax Maps. One of the lots requires (c) variances for: minimum lot width of 50 feet instead of the required 75 feet; one side yard setback for the proposed dwelling of 7.6 feet when 12 feet is required; and maximum building coverage of 25.6% when 25% is required. Both lots also require (c) variances for lot depths of 103.66 feet and 104.25 feet, respectively, when 105 feet is required; for lot areas of 7,796 square feet and 5,222 square feet, respectively, with 11,250 square feet required; and for rear yard setbacks of 22.2 feet and 22.3 feet respectively, with 50 feet required.
